The problem

Two new laws hit at once.

From April 2026, landlords earning over £50,000 must file quarterly digital reports to HMRC. No more annual Self Assessment only. Miss a deadline and you accumulate penalty points — four points triggers a £200 fine per late filing.

From May 2026, Section 21 is abolished. All tenancies become periodic. New rules govern rent increases, pet requests, eviction grounds, and hazard response times. Every obligation carries fines — up to £40,000 for serious breaches.
